Depending on how you use the site, we may collect:

• Enquiry and application details — your name, email address, phone number, company name and number, the loan amount you need, the property address, its value and type, your deposit or equity, your exit strategy, your property experience and anything else you tell us.
• Property owner details — if you ask for a purchase offer or rental quote, the property address, type, number of bedrooms and whether it is an HMO.
• Investor details — if you register as an investor, your name, contact details and the amount you are considering.
• Introducer details — your name, firm, type of firm and contact details.
• Account data — if you sign in to track an application, your email address and sign-in records.
• Messages — anything you send us by WhatsApp, email or the assistant on this site.
• Technical data — limited information your browser sends, such as IP address, used to keep the service secure and prevent abuse.

We do not ask for card details, bank details or identity documents through this website. If those are needed later, we will collect them separately and securely.

• To respond to your enquiry and assess a possible loan — because it is necessary to take steps at your request before entering into a contract, and in our legitimate interests to run a lending business.
• To provide and administer a facility — performance of a contract with you.
• To keep you updated on your case — legitimate interests in keeping applicants informed.
• To meet legal and regulatory obligations — including anti-money-laundering, fraud prevention, accounting and record keeping.
• To keep the site secure and prevent abuse — legitimate interests in protecting our systems.
• Marketing, where you have agreed to it — consent, which you can withdraw at any time.

When you submit an application, our system produces an indicative view of the deal from the figures you give us, weighing factors such as your exit strategy and the loan-to-value. This is used to give you an immediate illustration and to help us prioritise cases.

It is not a decision. No lending decision is made by automated means alone. A person reviews every case before any offer is made or declined, and you can ask us to explain any indicative result, share your point of view or ask a member of the team to look again.

We share personal data only where we need to. That may include:

• valuers and surveyors instructed on the property;
• solicitors and conveyancers acting on the transaction;
• credit reference, fraud prevention and identity verification agencies, where a case progresses beyond an indicative stage;
• funding partners or co-lenders where a deal is funded jointly;
• the introducer who referred you, where you came to us through one;
• service providers who run parts of our infrastructure under contract, including our hosting and database provider, our email delivery provider and the provider of the assistant on this site;
• regulators, law enforcement or other bodies where the law requires it.

We do not sell your personal data.

Our systems are hosted in the United Kingdom and the European Economic Area where possible. Some of our service providers process data outside the UK. Where that happens we rely on appropriate safeguards, such as UK adequacy regulations or the International Data Transfer Agreement or Addendum.

• Enquiries that do not proceed — normally up to 2 years, so we can pick up the conversation if you come back to us.
• Applications and completed facilities — normally 6 years after the relationship ends, to meet legal, tax and regulatory requirements.
• Anti-money-laundering records — normally 5 years from the end of the business relationship, as required by law.

We delete or anonymise data once we no longer need it. If you ask us to delete your data sooner, we will do so unless we are required to keep it.

Under UK GDPR you have the right to:

• ask for a copy of the personal data we hold about you;
• have inaccurate data corrected;
• ask us to delete data we no longer need;
• ask us to restrict how we use your data;
• object to processing based on our legitimate interests;
• ask for your data in a portable format;
• withdraw consent at any time, where we rely on consent;
• ask for human involvement in, and an explanation of, any automated processing.
