Reading the numbers

How bridging is priced

Bridging is priced monthly, not annually. Here’s what each figure in the illustration means.

Monthly interest

A percentage of the loan each month. Most borrowers don't pay it monthly — it's usually retained from the advance or rolled up and settled when you exit.

Arrangement fee

A one-off fee for putting the facility in place, typically 2% of the loan, usually added to the loan rather than paid up front.

Loan-to-value (LTV)

The loan as a percentage of the property value. Lower LTV means less risk for us, which earns you a keener rate.

Total cost of finance

The arrangement fee plus interest over your term. It's the number worth comparing, and your exit has to clear the loan plus this.

Lender's legal fees

You pay the lender's solicitor as well as your own — typically from £2,000, depending on the deal. Most borrowers aren't told this up front, so we are telling you now.

Valuation fee

A RICS (Redbook) valuation of the property, paid by you, priced by the surveyor based on the property. Every figure we quote is subject to it.
